Following March’s momentum, sellers are adjusting expectations more quickly, with higher levels of price reductions and slightly softer achieved prices month-on-month, reflecting how affordability pressures are influencing pricing strategy at the point of instruction.

In April, properties sold for an average of 22.32% above guide price—more than double March—showing how rapidly competition builds once properties are correctly positioned for auction.

The takeaway is simple: while pricing conditions are shifting, auctions continue to create urgency, drive competition, and deliver strong outcomes for auctioneers who get the strategy right.
